What type of venue is Briar Patch Bed & Breakfast Inn?
Briar Patch Bed & Breakfast Inn is a historic farm (circa 1805) on 47 rolling acres with majestic mountain views in Middleburg – the heart of Virginia horse and wine country. We are located on Route 50, just 20 minutes from Dulles Airport and about an hour from Washington, DC.
Hold your rehearsal dinner next to our large pool. Have your ceremony overlooking the Bull Run Mountains or under a 200-year-old tree at one of three outdoor ceremony sites. Celebrate with a reception in our indoor facility – The Fox Den at Briar Patch – for up to 200 guests. Have your guests stay in one of our 8 antique-decorated rooms in the 200-year-old main house, in one of our 3 rooms in the modern chicken coop building, or in our cozy one-bedroom cottage.
What is your maximum capacity?
We have an event building – The Fox Den at Briar Patch – that can accommodate up to 200 guests.
We have 8 bedrooms in the main house, 3 bedrooms in the chicken coop building, a 2-bedroom house, and a one-bedroom cottage. We can accommodate about 32 overnight guests.
Do you have a wedding suite on property?
The bridal party typically gets ready in the spacious one-bedroom cottage with a large open area for hair and makeup preparations. The wedding couple can then stay overnight in the cottage.
What packages do you offer?
We offer several package options. Our most popular is exclusive use of the property from Friday afternoon to Sunday noon, allowing you to surround yourselves with family/friends for the entire weekend. Included in our weekend wedding is the pool area or event building for a rehearsal dinner Friday night, the main house bedrooms & the cottage for Friday & Saturday nights (includes breakfast), our grounds for your ceremony (we have 3 outdoor ceremony locations) & cocktail reception, our event building as a backup rehearsal dinner & ceremony location and for your reception dinner & dancing.

Is there an indoor rehearsal dinner and ceremony space in the event of inclement weather?
Yes. Our Fox Den event building has several options for locating rehearsal dinners and ceremonies in the building with the location depending on the size of the event.
Do you have in-house catering or a list of preferred caterers?
Briar Patch is an open venue, meaning you can bring in any licensed & insured caterer of your choosing. We do have a recommended list here, on our website but you may bring in a caterer not on the list as long as they visit us prior to your wedding/event. The caterer will provide the linens, dishes, glasses, and silverware.
Are tables and chairs included in your packages?
Yes, tables and chairs are included. We have tables (round and rectangular), and 200 gold Chiavari chairs for use in the Fox Den event building, 200 white folding chairs for use at our outdoor ceremony sites near the main house and in the pool area, and 200 wood folding chairs for use at our upper outdoor ceremony site are included.
Can I bring in my own alcohol?
You are welcome to bring in your own alcohol, but it must be served to your guests by a licensed bartender or catering company. There are no corking fees.
Is your venue air conditioned and heated?
Yes, our Fox Den event building is heated and air conditioned. There are also 2 large outdoor patios.
Are there restrooms available?
Yes! We have lots of restrooms (including handicapped accessible bathrooms) in our Fox Den event building.
Do I need to hire a wedding coordinator?
Although not required, we highly recommend hiring a day-of coordinator to help make your event run smoothly. We provide a list of coordinators or you may hire the coordinator of your choice. We are here the day of your event to ensure that our facility is in working order, to help with parking, and provide access to your vendors but we do not coordinate the wedding, manage vendors, or install any decorative items. You may also consider hiring a wedding planner, who will help with choosing vendors in addition to coordinating the day of your event.
Is parking available?
Yes. We can accommodate about 100 vehicles onsite. We highly encourage use of shuttles for larger groups, especially if there will be alcoholic beverages served.
Is there Wifi?
Yes – we have Verizon Fios.
Can we bring our dog?
Yes! Owners must pick up after their dog and not leave him/her alone in a bedroom unless crated.
Can I have real candles?
You may use our antique oil lamps for no charge. Candles can be used only if contained in glass containers with sides & a bottom. We have several fire pits on property (you provide the wood).
What time does my event have to end?
Amplified music of a DJ or band must end by 11 pm. You can stay in the Fox Den event building until midnight using our internal sound system (not strong enough to be the main source of music for more than about 50 people).
Can I have a sparkler exit?
We do allow sparkler exits provided you provide a bucket of sand to dispose of them.
Are there guest accommodations available nearby?
In addition to the bedrooms onsite described above, there are hotels and B&Bs in the area. Ask us for our recommendations.
Do you offer a discount to members of the military?
Yes, we support members of the military and first responders by offering a 10% discount to active duty military and first responders.
Do you hold dates for events?
We offer a complimentary 2-week hold as a right of first refusal. This means if someone else is prepared to book the date you have on hold during the hold period, we will contact you & give you 48 hours to decide whether or not to book the date.
Your date is officially reserved when a contract is signed and the deposit received.
